The Invitation Homes Make it Home Show House Room Reveal: Budget-Friendly/Rental-Friendly Design Ideas and Tips

Hey and HAPPY FRIDAY! You guys! Today is the day that I can officially reveal my space for the Invitation Homes Make it Home Show House and I am so excited!

I seriously cannot believe that I was in charge of making over a space…in a SHOW HOUSE at that! Ok, so if you are wondering, “Why a Show House, and who is Invitation Homes?” Then you must have  missed this post, so click on over to check it out! Invitation Homes has more than 80,000 homes available for lease across the country and understands the value and importance of making a leased house a home. In this first ever Make it Home Show House, each designer’s space highlights lease-friendly, affordable design, and décor tips– proving you don’t have to knock down walls to make your house a home. 

This was such a fun space to work on, and I am thankful for the opportunity to have been apart of such an amazing project. All spaces offer so many budget-friendly/rental-friendly design options.

On Monday, I will share the rest of the spaces, but let’s go ahead and take a look at my room and how it came together.

The Reveal: Budget-Friendly, Rental Friendly Design Ideas

To make this room in the show house feel functional, balanced, yet thoughtful and bright, I focused on three major focal areas. The anchor for this space was of course this big and bright Wallpaper.  I installed it in the perfect rental friendly way, and I will be sharing that tutorial soon. It literally makes me smile every time I enter the space, and its even more impactful in person. I’m telling you folks, this is a good one! Plus, I am putting together a post where I outline how I made this non-removable wallpaper removable, which will be on the blog next week. This solution is the perfect rental-friendly, commitment-free option for anyone.

The other focal piece for this room, which I loved from the first time that I saw it is this super cute green metal bed. I mean… this color green is just so perfect.

 

The Malm dresser from Ikea was a nice, budget- friendly addition to the space. When it comes to rental-friendly design ideas, Ikea is a great place to start!

The gallery wall was fun to put together. A simple tip with creating a really cute and fun gallery wall is to fill it with things that represents you or the person utilizing the space. Also, in a kids space, keep it fun, and light. I know that in some leased properties, putting holes in the wall to hang art may not be allowed. Well, Invitation Homes allows residents to hang artwork as long as the holes are patched before moving. This is simple to do.

 

I decided to frame the wall with a four pieces of lattice wood from The Home Depot. I stained them to compliment the other wood elements in the room.

This DIY growth chart was a cool piece to add, especially since its something that can easily be removed if you decide to move to a new place, or want to relocate it elsewhere in the room or in your home. Again, renter-friendly design ideas are all over the place if you really look for them!

The third focal piece in the room are these Ikea Kallax shelves. I purchased three of them, and turned one on the side to serve as a bench for seating, playtime, or reading.  I love how the give the appeal of a built-in, without the expense and lack of mobility.

All of the baskets are from Ikea as well and can be mixed and matched in many different ways to serve your storage needs.

 

These picture ledges that I DIY’d were super simple, inexpensive (under $10 per shelf), and can be made to fit any decor. They can be painted, or stained, as I have done here. They are the perfect alternative to display books, outside of the standard bookshelves. Plus, they allow the books to serve as an art source as well. If you don’t want to display books, think framed photos, postcards, more toys or whatever!

Who doesn’t love a globe?! I was so happy to score these globes for a pretty reasonable price. The gold base is what drew me in.

Don’t forget that toys can also serve as styling pieces. This red truck is paired nicely with this thrifted bookend. Oh and another rental friendly design idea – styling with greenery is always a good idea.

This copper brass plane was seriously one of my favorite thrifted finds! Its so charming. Love it. This letter board is also a way to incorporate cute messages to your child and can be changed to reflect the moment.

Another favorite of mine is this vintage mail truck piggy bank. Its so fun to incorporate a mix of second hand, and new items. It adds so much more visual interest to the space.

I also love using non-conventional items to fulfill storage needs. This woven fruit basket/plant holder is perfect to hold misc. items such as toys, or blocks, or dolls.
